Land Department to reduce taxes on construction building

Mr. Prakit Siricharoen, authorized land officer, Hua Hin office said that the government has lately ordered Hua Hin Land Department to lower property transferring tax. Any land that does not  exceeds 5 years of acquisition, will be subject to a tax fee of 0.01%. House, condominium and other construction buildings tax fee also is  0.01%.

Talking about transfer of land and other properties in Hua Hin, The Land Office indicates that since last year there are more than 100 transfer cases, both buy and sell each day, which earns total revenues of approximately 50-60 million baht per month. This income will be sent to the Sub district Administration Organization (SAO) and Municipality for further developing in infrastructures, and some will be kept at Land Department. 

Mr. Prakit commented that the demands in property is still bright because of it’s superb location. In the meanwhile, a number of investors are rapidly rising and expanding more developments. According to the laws, to operate a business in Thailand, the company’s share must be 51 % of Thai holders and 49% of foreign holders.  Importantly, it is impossible that a foreigner will have a right to own land, they are only permitted to own an apartment in condominium. 

To request a title deed on an ownership, a land owner who holds a certificate utilization of Nor Sor Sam or Sor Kor 1, can submit the request to the land office.

Concerning public land in mountain or forest areas, the land owners are the municipality and the forest department who protect any trespassing. In case of any construction built close to temples or an ancient sites which may effect the environment, the municipality will be the official authority to monitor and control the issues.
