Land and House Home Loans

2. Loan Term
1). Maximum Term 30 years
2). Borrowers age plus borrowing term must not exceed 70 years

3. Documents Required
1). Loan Application
2). Personal Documents
- Photocopy of house registration - every page
- Photocopy of personal ID
- Photocopy of marriage, divorce or death certificate
- Photocopy of name change (if any)
3). Financial Documents
3.1) Employee
- Salary confirmation letter with salary slips
- Bank deposit book
3.2). Self-employed
- Photocopy of Commercial Registration or Legal Registration Certificate
- Deposit book and current account statement over past six months
- Proof of other income or assets
4). Collateral Documents
- Land Title Deeds - photocopy of every page - two sets
- Buy/Sell Agreement - or down payment agreement if any
- A map showing approximate collateral location
5). In the case of co-borrowers, each must submit own applications and all required personal and financial documents

4. Expenses
4.1) Expenses at GHB
- Appraisal fee of Bt1,700 - loan of Bt500,000 loan or less; Bt2,100 - loan of more than Bt500,000 payable on application submission date
- Construction, expansion or repair inspection fee of Bt500 for each inspection
- Processing fee for title and lien registration - Bt400 for Bangkok area; Bt500 for provinces (or more if the Bank deems appropriate to be paid on appointment date)
4.2) Expenses payable at Land Office - payable on lien registration date
- lien registration - 1% of amount borrowed

5. Payment Method
First installment paid within 30 days from the draw down date and subsequent installment every month until the loan is paid in full. Methods are:
5.1) Cash or Cheque
5.2)Debit savings, current accounts opened with:
- Krung Thai Bank
- Bangkok Bank
- Siam Commercial Bank
at every branch nationwide. Borrower must deposit funds to the accounts before the 5th day of each month.
5.3) PAY-POINT and Pay at Post
5.4) Pay through branches of Bank of Agriculture and Agricultural Cooperatives (Bangkok - Bt10 fee, provinces Bt15 fee).WWW.GHB.CO.TH.
