KIRI NAKARA LAUNCHES RENTAL SCHEME AND MANAGED FACILITIES
Two rental units are offered in the scheme; a 128 sqm 2-bedroom / 2-bathroom unit retails at 4.95 MB, while a 170 sqm 3-bedroom / 2-bathroom unit sells for 6.19 MB. Both units feature swimming pools and furniture. The units will be rented out by the developer for 35,000 to 45,000 baht per month, or on a weekly basis.
For buyers who choose not to participate in the rental pool, Kiri Nakara offers four unit types starting at 2.59 MB with standard turnkey inclusions such as fully fitted western kitchens with refrigerators and microwave ovens; air conditioning in living areas and bedrooms; hot water in bathrooms and kitchens; as well as landscaped tropical gardens.
Demand for managed facilities and rental returns have led the Bangkok based developer of the project, Ubolchart Group, to reposition Kiri Nakara as a value investment. Says Sales and Marketing Director, Jan-Erik Jakobsen; "With a vast amount of developments available buyers are increasingly seeking a combination of value for money and convenience. We believe our complete package with turnkey solutions, rental options and managed facilities will offer buyers affordable homes with less stress attached to after sales services such as maintenance and rentals, which will all be catered for by us."
A staffed club house facility has been designed as a social meeting point where residents are able to enjoy refreshments and food at the coffee shop or purchase basic items from a mini-mart. An admin staff is present for bookings and scheduling of individual maintenance services. "The size of the project allows for economies of scale and our objective was to implement a system where residents are self sufficient, meaning they wouldnt have to venture out of the project to cater for their basic daily needs. Food, drink and everyday items are available within the project walls and residents have a meeting point where they are able to interact. Feeling part of a community is very important for people who intend to stay for a long time," says Jakobsen.
Jakobsen also underlines the advantages of buying into a modest investment scheme where rental returns are realistically achievable and not too dependent on high spending clients for rental occupancy. "Holidaymakers or retirees who still commute between their home countries and Thailand are not always willing to invest in luxurious investment schemes. A modest investment may bring smaller returns, but lower rental rates are more inviting and allow for easier recruitment of rental clients with modest budgets. At the end of the day many buyers are content with enjoying free holidays and a managed home that pays for itself."
Kiri Nakara has launched construction on the second of the developments three phases and project infrastructure has been completed, with concrete roads, water, electricity and drainage systems already in place. The 20-year old development company, Ubolchart Group, has placed emphasis on the tropical nature of Kiri Nakara with landscaping a large feature of the project's communal areas and individual gardens. "Kiri Nakara is a tropical development. Residents should feel refreshed when they enter and live at the project. More importantly however is the effort put down to ensure the resale value of individual units. We provide home owners with a clean, green and secure environment that will help maintain and increase their units value in the long run. This offers better resale opportunities and more effective competition against newer developments," concludes Jakobsen.
